“All-inclusive” in the EOI framing meant the base rate together with floor rise, preferential location charges and amenity charges, leaving only the statutory items outside it. That is a single flat rate across every floor and every facing, which is unusual and, if it still holds, materially favours a buyer taking a high floor or a corner. Confirm whether it survived registration.

On a per-carpet basis

Because the carpet areas are now published, the same rate can be restated against carpet, which is the comparison that travels between projects. ₹10,500 per sq ft of super built-up is about ₹16,000 per sq ft of carpet on the 2 BHK, ₹15,980 on the 1,552 sq ft home, ₹16,350 on the 1,680, ₹16,450 on the 1,687 and ₹16,570 on the 1,870. Those figures are tightly clustered, which is what you would expect from a single flat rate applied to a consistent 70% carpet-plus-balcony ratio.

It also means the largest home carries the highest carpet rate rather than the lowest - the opposite of the usual volume discount. A buyer choosing between the 1,680 and the 1,687 sq ft plans is choosing between near-identical carpet (1,079 against 1,077) for a difference of about ₹7,000, which is worth knowing before the facing is decided on price.

What sits on top

Karnataka charges 5% stamp duty and 2% registration, so 7% of the agreement value, and an under-construction purchase attracts 5% GST. On a ₹1.63 crore home that is roughly ₹11.4 lakh of stamp duty and registration and about ₹8.2 lakh of GST - an all-in outlay near ₹1.83 crore before a rupee of interiors. On the 1,870 sq ft home at ₹1.96 crore the same arithmetic gives about ₹13.7 lakh and ₹9.8 lakh, for roughly ₹2.20 crore all in.

Two spending items sit outside the price and are easy to miss. The brochure states that kitchen granite, dado and sink are not provided, so a kitchen counter is a buyer cost. Before 22 June 2026 there was nothing to sign against. There is now. A registered project must operate a designated bank account for receivables, publish an agreement of sale, and report construction and booking progress every quarter. Those documents exist for this project today, and a buyer is entitled to see them before paying anything.

The first quarterly return, filed 15 July 2026, reported 0% construction, 0 of 260 homes booked, and nothing collected from purchasers. Anyone buying now is therefore among the first, which is the strongest position for negotiating inventory and the weakest for judging delivery.
