Where exactly

Until the K-RERA registration published, the address on this site was “Hennur Main Road, North Bengaluru” and the survey numbers were said to be pending. They are no longer pending. The filing gives them as Sy. Nos. 108/1, 108/2, 108/3 and 110/2 of Kannur village, and the boundary schedule is the part worth reading: Sy. No. 79 to the north, Sy. Nos. 109 and 110/1 to the south, the road to the east, and Sy. No. 73 together with Kannur lake to the west. That schedule places the site in the strip between the lake and Hennur Road, which is exactly where the brochure’s own map draws it.

Two errors in the paperwork are worth flagging so nobody repeats them. The registration form carries a latitude and longitude of 13.54824 and 77.391306 - a point some 55 km north-west, near Doddaballapur. It is a data-entry slip in the promoter’s form, not a second parcel; the boundary schedule and the brochure map agree with each other and disagree with it. The same form gives the PIN as 562149, while the Kannuru branch post office a couple of hundred metres from the site is 560077, which is also the PIN printed on the brochure’s back cover. 560077 is the one to use.

Distances, as routed and as printed

The table sets the brochure’s own location-advantages figures beside distances routed by road from the parcel. The brochure is close on the long runs and optimistic on the short ones - a familiar pattern when a distance table mixes straight-line and road numbers.

The airport figure is the one that matters most on this corridor, and it is the one the brochure understates in the buyer’s favour: 17.5 km rather than 21, because Hennur Road runs almost directly at Kempegowda International Airport and the Bagalur link takes the traffic off the Outer Ring Road entirely. Off-peak that is a short drive. The Manyata run is the opposite case - 10.5 km rather than 8, and the 10.5 km is the one that will be sat in twice a day.

What the brochure map shows around the site

The developer’s own map marks Reva Institute of Technology to the west, Delhi Public School to the north-west, and the KIADB tech park to the north-east, with the proposed Peripheral Ring Road alignment crossing to the south-east. It also marks two sibling Concorde projects on the same corridor - Concorde Neo to the south-west and Concorde Mayfair further west near RMZ Galleria - which is a useful signal that the developer has been buying in this pocket rather than arriving in it.

The brochure’s own institution list puts United International School at 500 m, Legacy School at 3 km, Delhi Public School and the Indian Academy Education Trust at 7 km, and Bangalore International School at 5 km. Aster CMI is 12 km and Manipal 15 km. XLR8 Sports Arena at 2 km and Decathlon at 3 km are the nearest everyday destinations. These are the developer’s figures, and given how the distance table behaved above, treat the short ones as approximate.

The lake on the western boundary

Kannuru Lake is not a view amenity in the brochure’s copy and it should not be read as one, but it is the site’s western neighbour and the K-RERA boundary schedule names it as such. A lake boundary raises three practical questions that are worth asking before booking rather than after: what buffer the sanctioned plan maintains along that edge, how the site drains and where the storm-water discharge goes, and whether any part of the parcel falls inside a buffer or a valley zone. The sanctioned BDA plan 03/2026-27 of 24 April 2026 will answer all three; ask to see it.
