Concorde Sienna Overview

What the registration says that the brochure does not
The brochure leads with six numbers: G+28 floors, 260 premium apartments, 3 acres, 2 and 3 BHK, a 10,000 sq ft Club Evolve and 75% open spaces. Five of those hold up against the filing. The land is the exception - the filing records 11,533 sq m, which is 2.85 acres, not 3. The open-space figure is if anything conservative: the filing books 10,068 sq m of the 11,533 as open area, which is 87%, because a single slender tower on a deep plot simply does not cover much ground.
Where the two diverge more interestingly is in the unit labels. The filing bifurcates the 260 homes into 58 registered as 2 BHK, 58 as 2.5 BHK, and 144 as 3 BHK. The brochure has no 2.5 BHK at all; it sells the 1,552 sq ft home at units 05 and 08 as a 3 BHK with two toilets. The plan for that home is published in the brochure and shows three sleeping rooms and two toilets against 1,020 sq ft of carpet, so nothing is being hidden - but the category written into the agreement is the category that will follow the flat into every future resale listing, and it is worth confirming in writing which one it will be.
The second thing the filing adds is a timetable a buyer can hold someone to. Construction starts 1 July 2026 and is proposed to finish 27 July 2031. Five years for a single 29-floor tower is a long programme; it is also a promise with a statutory consequence attached, which a brochure possession estimate is not.
The shape of the building
1,464 sq m of footprint on 11,533 sq m of land, with nine homes per floor, produces a very particular building: a long, thin slab rather than a block. The key plan in the brochure shows it plainly - two lift cores along a spine, units strung out either side, and the plan so elongated that it barely fits the page. The consequence for the resident is good daylight and cross-ventilation almost everywhere, since nearly every home is an end or corner unit on at least two faces. The consequence is also a long internal corridor, and a longer walk from the lift than a compact plate would give.
The ground floor carries eight homes rather than nine - unit 03 is missing there - and floor 29 in the filing carries none, which is what makes “G+28” and “29 floors” both correct descriptions of the same tower. Two basements hold 268 of the 286 car parks. At 286 bays against 260 homes with one lot allotted per apartment, a two-car household should ask what a second bay costs and whether one is available at all.
Where it sits
The parcel is in the strip between Kannuru Lake and Hennur Road, about 4 km north of Bhartiya City, in Bidarahalli Hobli. That is far enough out that the useful comparison is not with the older Hennur-HBR belt but with the newer Kannur and Bagalur stretch - the location page works through the road distances as routed rather than as printed. In short: 10.5 km to Manyata Tech Park, 17.5 km to Kempegowda International Airport, 10 km to Kammanahalli.
The lake on the western boundary is the feature worth understanding before booking. A lake boundary is pleasant and it is also a drainage question; ask what the buffer is, what the sanctioned plan does along that edge, and which way the site drains.
Who this suits, and who it does not
A buyer entering now is entering at 0% construction with 0 of 260 homes booked as at the 15 July 2026 quarterly return. That is the widest possible choice of floor, facing and unit number, and the longest possible wait - roughly five years to the proposed completion date. It suits a household buying for 2031 occupation or holding for the North Bengaluru corridor to mature, and it does not suit a household that needs a home inside two or three years.
On format: the tower is entirely 2 and 3 BHK, with no 1 BHK and no four-bedroom or penthouse formats. The largest home is 1,870 sq ft super built-up with 1,185 sq ft of carpet. A family that wants more than that will not find it here.
